Through the use of our purpose built online bidding system www.SLOD.com.au, potential purchasers can place non-binding expressions of interest in the form of online or hard-copy bids. This innovation exposes the property to pure market forces at the very beginning of the negotiation process, rather than in the closing stages as is the practice of non-lawyer estate agents.

When the competitive bidding process has taken the price to a level that is acceptable to the vendor, formal negotiations determine the final terms and conditions of the sale.

The agreement between the parties is put into written form and agreed to by the parties and their lawyers, then executed as a formal and binding contract of sale.

Our procedure is to gather all relevant information, and to provide the client with the information, together with our
legal advice. Our legal advice usually involves presenting the client with options, and advising as to the implications of each. We may also advise as to which option is preferable and give reasons for this advice.

In most cases a bid is made online at www.SLOD.com.au. However, bids may also be submitted by email, fax or delivered to our office in person. The client is always notified immediately a bid is received, and instructions sought as to how negotiations are to proceed. Once the negotiation process has reached its conclusion, to the clients satisfaction, we will then act accordingly to give it legal effect. This may involve the drafting of special conditions for insertion into the contract, or the amending of special conditions put forward by the purchaser.

All of this takes place as part of the negotiation stage of the sale.



Closing the sale

To close a sale properly it is essential that the vendor is able to sign the contract of sale with confidence. The
lawyer is the only real estate professional who has the legal expertise and authority to properly advise the vendor, and to guide the vendor through this final stage.



It doesn't stop there

The deal does not conclude with the closure of sale. At any time between the sale and final
settlement, problems can arise. It may be no more than a misunderstanding, requiring a simple explanation to put things right. However, if the contract is breached, or a dispute arises, there may be a need for well-planned and decisive action.
